What happens when repairs or maintenance are required?
Our priority is to protect your investment while ensuring your property is well maintained and your tenant is looked after. When a repair or maintenance issue is reported, our Property Management team assesses the request and determines the appropriate course of action. We use a trusted network of qualified and licensed tradespeople who have been carefully selected to meet our agency’s strict standards.
For non-urgent works, we’ll keep you informed and seek your approval where required before proceeding. Where a repair may be covered by a warranty or insurance policy, we can assist with coordinating the relevant provider or claim.
For urgent or emergency repairs, our team will act promptly to minimise the risk of further damage and disruption. Throughout the process, our focus is on ensuring repairs are completed appropriately, cost-effectively and with your investment’s best interests in mind.
Are water costs the Owner’s or Tenant’s responsibility?
The Owner / Lessor pays council/sewerage rates, land tax, and corporate charges.
Tenants, from the tenancy start and if specified, pay electricity, gas, telephone, and water charges above the average allowance. Water bills are sent to our office for tenant invoicing.
How often can I inspect my property?
As the owner, you have the right to inspect your investment during the tenancy, provided the required notice is given to the tenant and the inspection is carried out in accordance with the Residential Tenancies Act.
If you would like to personally inspect your property, we can help coordinate the inspection with the tenant and ensure the appropriate notice is provided.
Our Property Managers conduct routine inspections throughout the tenancy, keeping you informed about the condition of your property and any maintenance or other matters that may require attention.
